Owning a Surf House: Location, Rentals and Upkeep
A surf house does two jobs: it is your base for the wave, and for most owners it earns rent while they are away. Buy for both.
Pick the wave first, then the house
Decide which break you want to surf most mornings, then look at houses within walking or short driving distance of it. A point break like Pavones or a beach break like Playa Zancudo will shape who rents your house as much as the bedrooms do. Use the map on this page to compare the distance from each home to its nearest surf break.
Title, trusts and leases
How you can hold a house depends on where it is.
- Costa Rica: titled homes can be owned outright by foreigners. Homes inside the Maritime Terrestrial Zone are usually on concession land, which works differently. Look for “titled” in the listing and check with a local attorney.
- Mexico: along the coast, foreign buyers hold homes through a fideicomiso (bank trust) or a Mexican company. See buying surf property in Mexico.
- El Salvador and Nicaragua: foreigners can generally hold title in their own name. Read about El Salvador beach real estate and Popoyo, Nicaragua real estate.
- Indonesia: foreigners usually buy villas on a long lease or through a foreign-owned company. See buying surf property in Indonesia.
Rental income and management
Surf travel runs on the swell calendar, so bookings rise and fall with the season. Before you buy, ask the seller for past booking records, nightly rates and occupancy, and check local rules on short-term rentals, registration and lodging taxes. Unless you live on site, you will need a property manager to handle guests, cleaning and repairs. Get the fee and what it covers in writing. Some homes on this page already have guest houses or separate rental units, which makes the numbers easier to read. You can also list your home on our surf vacation rentals marketplace.
Salt, sun and upkeep
- Salt air corrodes metal, appliances and electrics fast. Budget for regular replacement.
- Ask about the water source, backup power and internet speed.
- Get a building inspection, especially on wood houses and pools.
- Add property tax, insurance, HOA fees and, in Mexico, the annual trust fee to your yearly costs.

Frequently asked questions
Is a beachfront house worth the premium over one a few streets back?
It depends on how you will use it. Beachfront homes cost the most and rent at the top of the market, but they also take the hardest beating from salt air and may sit inside coastal setback rules. A house a few minutes' walk from the sand often costs much less and still gets you to the lineup quickly. If rental income matters, compare booking records for both.
Who looks after a surf house when I'm not there?
Most overseas owners hire a local property manager to run bookings, check guests in, arrange cleaning and handle repairs. Fees are usually a share of rental income or a fixed monthly charge, so get the terms and what they include in writing. Ask for owner references and a sample monthly statement, and make sure someone checks the house after storms and long empty spells.
Can I get a mortgage on a beach house in Costa Rica, Mexico or Nicaragua?
It is possible but harder than at home. Local banks lend to foreign buyers on stricter terms, and many buyers pay cash or borrow against property they already own. A few lenders offer cross-border mortgages for coastal Mexico, and some sellers offer owner financing, which several listings here mention. Compare rates and terms, and check with a local attorney before you sign any loan.
What does it cost each year to own a surf villa?
Plan for property tax, insurance, utilities, internet, HOA or condo fees if there are any, and a property manager if you rent the house out. Salt air means more upkeep than at home, so set money aside for paint, appliances and electrical repairs. In coastal Mexico, add the annual bank trust fee. Ask the seller for the last year of actual bills before you make an offer.
Should I buy a surf condo or a standalone beach house?
A condo is easier to own from overseas: shared security, a pool and grounds maintenance come with the HOA fee, and it is simpler to lock up and leave. A standalone house gives you land, privacy and room to expand, but you handle all the upkeep. If you plan to rent it out, check the HOA rules first, because some limit short-term rentals.
Which surf towns have the most houses for sale?
Costa Rica's southern Pacific coast, around Pavones and Playa Zancudo, has the most homes on this page. El Salvador's La Libertad and Costa del Sol coast, La Saladita and Puerto Escondido in Mexico, and Popoyo and Hacienda Iguana in Nicaragua follow. You will also find homes in Indonesia, California, France and South Africa.
